Technology Rewired: Real Estate and Property

Real estate software moved from paper listings, filing cabinets, and desktop property tools to online listing portals, cloud property management, and digital mortgage platforms. AI added valuation models. Agents now answer leasing inquiries, book tours, route maintenance requests, and assemble loan files, but negotiation, inspection, and closing stay human and physical.

The shift: Leasing, tenant requests, and loan files move to agents; the deal stays human.

How has the real estate and property team changed across five eras?

  1. Era 1 · On-prem

    Before 2005

    0.1

Real estate ran on printed listings, phone calls, and paper leases. Brokers held the listing data, property managers kept files in cabinets, and loan officers moved mortgage applications by courier and fax. A leasing office was a front desk, a stack of applications, and a key cabinet.

Local knowledge was the product. Whoever knew the neighborhood and held the listings won.

  2. Era 2 · SaaS and cloud

    2005 to 2020

    0.6

Listing portals, cloud property management, and e-signature moved most paperwork online. Teams added leasing coordinators, transaction coordinators, and online marketing roles, while a property manager ran maintenance and rent collection from a dashboard.

Buyers and renters found listings themselves. The agent's value moved from access to advice and negotiation.

  3. Era 3 · AI-assisted

    2020 to 2024

    1.1

Automated valuations, lead scoring, and chatbots on listing sites helped with volume. Agents and property managers still answered most questions and ran every showing.

The tools filtered leads. People still did the follow-up that closed them.

  4. Era 4 · Agentic

    2024 onward

    1.5

Agents now answer leasing inquiries at any hour, schedule tours, triage maintenance requests to vendors, and gather documents for mortgage files. One property manager can supervise a larger portfolio, because the routine messages are handled. Fraud around wire instructions and identity remains the main risk in agent-run transactions.

That shifts the economics of the software too. When the worker is an agent, per-seat pricing stops fitting, the argument in AI killed the SaaS seat.

  5. Era 5 · Next 5 years

    2026 to 2031

    2.3

My bet: leasing and property operations run mostly through agents, and human agents focus on negotiation, local knowledge, and trust. Closings stay human because the money and legal exposure are large, and smart buildings, access, and locks become part of the software stack.
